Apache are looking for a talented Asset Manager to join the team

Main purpose of the role
To work closely with the Executive Director, Asset Management & Operations to protect and enhance the value of the existing portfolio of c4,500 income producing Build to Rent units alongside the future portfolio of living assets across the UK.
This role will lead on the day-to-day asset management of the portfolio which is operated by a combination of in-house operations (through Apache’s own operational business, Present Made) and third-party operators including Moda Life Management Limited and Apo assuming the role of ‘investor representative’.
The role also covers monitoring of the statutory compliance, control of capex budgets per asset/platform, reviewing/recommending of contracts and agreements to ensure the smooth operation of the assets.
The role reports directly to the Executive Director of Asset Management & Operations and will be a business partner to the wider business.
Responsibilities
Operational
- Day to day asset management of a portfolio of c4,500 operational Build to Rent units across the UK.
- Responsible for the management of the Operational Property Managers – in each case assuming the role of ‘investor representative’.
- In conjunction with the Executive Director Asset Management & Operations, develop, influence and maintain strong working relationships with Joint Venture partners, key external advisors, consultants and third-party stakeholders.
- Responsible for the performance of the Assets under Management (AUM) to make sure they meet and where possible achieve i) Business Plan ii) operational KPI’s ensuring all occupancy, Net Operating Income (NOI) targets, Environmental Social Governance (ESG) and Net Zero (NZC) Operational strategies, marketing/leasing, statutory obligation/Health and Safety compliance are achieved.
- Responsible for the operational Gross to Net budgets prepared by each of the Operators, alongside the Business Plans and monthly requests for funds to check for any errors and variances to Business Plan and to challenge those plans to protect Net Operating Income (NOI) and drive leasing performance across all AUM.
- Alongside the Executive Director, Asset Management & Operations, draft Investment Committee recommendations for all asset management matters which require an IC approval in line with Apache’s governance framework.
- Responsible for preparing the quarterly lender and Board Meeting updates in conjunction with the Finance Team.
- Responsible for management of the quarterly portfolio valuations.
Supplier & Contractor Management
- Working with all internal and external legal partners to ensure all contractual relationships are managed in line with the investment structures and obligations contained within the property management agreements.
- Responsible for the delivery of all operational supplier and subcontractor activities including negotiating and agreeing contractual arrangements where these roles are not delegated to the third-party operator.
- Responsible for the day-to-day management and relationship with each insurance broker.
- Assisting the Executive Director Asset Management & Operations with any tender processes.
ESG
- Supporting the ESG Committee with the delivery of all Asset Management ESG deliverables in line with the Apache corporate ESG strategy.
New Business
- Supporting the Investment Management team with new acquisitions, disposals and refinancings.
- Working closely with the Investment Team when underwriting new business opportunities to ensure the assumptions being made at underwrite are both deliverable and backed by data.
Transactions
- Support with all asset disposals from an asset management perspective.
- Support with all new acquisitions from an asset management perspective.
- Responsible for all asset management Due Diligence.
Apache Corporate
- Be a business partner to all Apache teams.
- Support the implementation of operational technology solutions with a focus on efficiency and automation of key processes.
Key Attributes
The successful candidate will possess the following key attributes and skillsets;
- Experienced in granular residential asset management.
- Highly competent in Excel is essential including proficiency in data manipulation, pivot tables, and dynamic reporting based on raw data
- Motivated and driven to take ownership and drive meaningful improvements to existing processes and models.
- A self-starter with a positive attitude, commercial mindset and high attention to detail.
- Has experience working with institutional investors to protect and enhance the value of their investments.
- Commercially astute with the ability to negotiate contract terms and contract principles with third party advisors, contractors and consultants.
- Possess an open mindset and be keen to use technology to improve efficiency and effectiveness in the operational framework/asset management role.
- Excellent communication skills (both written and verbal).
- Ability to work successfully as part of a close-knit team and independently. This role requires the successful candidate to be able to ‘hit the ground running’ and be able to work in detail building upon the work already undertaken over the last ten years.
