Apache Capital’s prime build-to-rent portfolio improves again in 2026 GRESB results

Apache Capital’s prime build-to-rent assets have improved again in the 2026 GRESB assessment, with higher scores at every entity submitted. The buildings are market leading in the cities they occupy, from Manchester and Leeds to Edinburgh, Glasgow, Birmingham and Liverpool, and continue to set the benchmark in each. This year’s results show ongoing operational improvement and continued strong performance.

Angel Gardens in Manchester, the 466-home scheme that was the first asset delivered under Apache’s prime multifamily strategy, scored 92.3 out of 100, up from 85 in 2025, and moved from four stars to the maximum five.

Apache’s separate prime multifamily portfolio, held in joint venture with Harrison Street and NFU Mutual and developed and operated with Moda, scored 89.4, up from 86, and retained its four-star rating, finishing just 0.6 points short of the five-star boundary. It comprises The Lexington in Liverpool, The Mercian in Birmingham, New York Square in Leeds, The McEwan in Edinburgh and Holland Park in Glasgow, close to 2,300 homes in total.

GRESB provides the industry-standard benchmark for ESG performance in real estate, allowing portfolios to be evaluated and compared globally. The 2026 results are based on activity during 2025.

Nicola King, Director, ESG and Operations and Chair of the ESG Committee, said:

“Apache continues to work alongside and on behalf of its investment partners to drive performance across its prime multifamily portfolio, now present in Birmingham, Brighton & Hove, Edinburgh, Glasgow, Leeds, Liverpool and Manchester. Drawing on more than a decade of operational data and market insight in build-to-rent, our approach is focused on delivering stable, inflation-protected returns for investors while maintaining institutional quality and customer experience. These results measure that work in occupied buildings.”
